TENANTS, depending on the contract are responsible for gas/electric service and possible water/sewer/trash. TENANT(S) are always responsible for their own cable, telephone and internet service. However, if you are sharing a building, the landlord is often responsible for trash and water. 2) CAN WE HAVE PETS?ABSOLUTELY NO DOGS OR CATS ARE PERMITTED IN MULTIPLE UNITS! Fleas and allergies in Southeastern Ohio make it difficult to keep dogs and cats. Check with OWNER/MANAGER for allowable types of pets or exceptions.
3) WHAT FURNITURE SHOULD I BRING?
With few exceptions the properties have kitchen appliances (stove/refrigerator). 84 1/2 North Court location also has a desk/chair and dresser for every bedroom, kitchen table and chairs, two couches in living room; all windows have blinds and set-in screens. No beds are furnished. When a unit does not have central air it is suggested you bring a fan. See individual units for more specifics. 4) HOW MUCH IS THE SECURITY DEPOSIT?
Check the lease for the property you think you want to let. In no case is the deposit higher than one month's rent. 5) WILL I GET MY SECURITY DEPOSIT BACK?
You will, if all utilities are paid (water requires verification) and no damages result beyond normal wear and tear. Your security deposit is low and most tentants receive the entire amount back minus utilities and cleaning. A self-stamped addressed envelope is requested from each tenant to expedite the return of deposit. Of course, the firm follows the applicable Ohio law on deposits. 6) I AM RECEIVING FINANCIAL ASSISTANCE FROM SCHOOL, MAY I PAY LATER THAN THE DEADLINE?
If this is your first year with us as a TENANT, your summer and/or fall payment must be paid on time; the date can be found on your lease. It may require using your savings or borrowing from friends or family to make a committment for those payments. If you are receiving an "overage" check, you may make payment when you receive the check without incurring the $3.00/day late fee. But, you MUST submit verification from Financial Aid to OWNER/MANAGER in advance of the payment due date. We require an authorized signature for release of your student status, grade point average and amounts of all grants and loans. 7) WHAT HAPPENS IF I GRADUATE EARLY OR DESIRE TO TERMINATE MY LEASE?
You may sublet at indicated in the rental agreement. The remaining tenants if appropriate and OWNER/MANAGER must approve of the new sublessee. If no replacement is found, you will be responsible for rent and utilities until the end of the lease. 8) HOW DO I RENT A PLACE IF I SEE ONE I LIKE?
A deposit is required to hold your selection. Apartments/houses are rented on a "first come, first served" basis.
